Selling Your Home? Consider This...

1. Are you ready to sell your home? Make sure that you and your family are ready to move out of your home within the time frame in the contract for sale. Will your children be able to remain in the same school for the remainder of the school year after you close on the sale of your home?

2. What is your ideal asking price? If you are going to sell your home with the help of a Realtor, ask him or her to do a comparable to determine what the homes in your neighborhood have sold for. Before entering into a listing agreement with a Realtor, negotiate the real estate commission and ask the Realtor what he or she will do to market your home.

3. Is your purchaser in need of financing? If your real estate contract contingent on the purchaser obtaining a mortgage, you may want to require the purchaser to provide you with a pre-qualification letter from the bank or a mortgage broker.

4. Where will you and your family move to after you sell your home? Do you have a second home or are you in the process of purchasing another home? If you are in the process of purchasing another home, make the sale of your home contingent upon the purchasing of your new home and you may want to schedule the sale of your old home and the purchase of your new home on the same day.

You should also consider what, if any, personal property is included in the sale of your home and whether you are going to sell your home in "as is" condition or whether you are going to pay up to a certain amount or percentage for repairs.
